This should be THE place? fantastic location, renovation, but appalling management and service culture. The concierge lobby staff seem to have neither the skills or the authority to make decisions and solve problems. On night two, our toilet blocked. After several calls/visits to the concierge desk the toilet started overflowing onto the bathroom floor. Maintenance didn?t arrive. The concierge seemed unauthorised to move us to another room. After 2 hours (about 10.00pm?), we were given another room. We packed, roused our sleeping child, shifted to floor 21 ? which was under renovation, main hall covered in building debris, dirty dishes outside 'our' room. It was obvious there would be building work in rooms adjacent during our stay. I called again and duty manager "Greg' launched into a tirade about the discounted rate we had booked (which had not previously had been queried, and had been verbally confirmed by the Marriott Customer Care by phone). Husband waited >30 mins for keys. I sat by the elevator lobby of L21 with luggage and sleeping child on floor amongst the sawdust. New room was king+rollway (delivered with grubby quilt, no cover). The fitted (very worn) bottom sheet of the king bed was too small & under so much strain it kept rolling off the edges of the mattress during the night, so we were pretty much sleeping on the mattress cover. After this move we were given a pass to the concierge lounge, no explanation. We asked the day before departure what the different card was, so didn't use it much ? but staff there made us feel welcome for the first time during our stay. Marriott should consider a management transplant at this hotel - it's when things go wrong that it's clear the management team is far from up to it.

We would love to stay again and look forward to our next trip. The room was spacious and beautifully decorated. The concierge and other staff were very friendly and personable - really made us feel welcomed. Highly recommend!

Upon arrival, we were informed that there was construction on-going, 5 floors at a time, with possible water outages throughout the day. We were provided a letter that construction would not start until after 9:00am.We were awoken by saws and hammering Saturday morning at 7:40am and Monday morning at 7:35 am. So much for the Mariott promise.Finally, our room was the size of a closet, with such poor lighting, it was nearly impossible to function for makeup or reading. The view was 1 window about 20" in width, facing 7th street with a mostly obstructed view by one of the building pillars.All in all, the hotel was very disappointing and not at all as represented. I'm very dissappointed in Mariott.

The worst part of this stay was that we were only there for one night. The location was perfect; we were only a few blocks from all the theatres we wanted to see and there were a lot of other stores and restaurants within a block or two. The room was magnificent. The bed was a king with a great mattress and they brought in a roll-away bed for our granddaughter at no extra charge. The bathroom was beautiful and very large. Everything was very clean and looked brand new. They were renovating on some of the floors, but it did not interfere with our stay. The view from our room on the 22nd floor was not very pretty, but that is the way New York is. And this room was * cheaper than a similar room at the Hilton.

This is a terrible hotel. Let's begin with the lobby. Oh, wait. There isn't one. You enter from 7th Avenue into a dank box with two rickety elevators that take you to the third floor, where you find... another dank box. This one has a tiny bar and several temporary desks. A video projector blinds you as you exit the elevator, projecting meaningless sperm-like squiggles in a possible attempt to distract you from the disgusting space. Following a twisting passageway, you arrive at three elevators. Two and a half, actually, as one of them was used primarily to trap guests throughout our stay - to the point that hotel employees - ever helpful - joked about it. Once you arrive in your room, the space is actually fairly nice, if somewhat dirty. As I type this I literally cannot converse with others in my room, because of the 'minor' construction noise that begins on the floor above at 7am every day. The location is great, right in the middle of Times Square. But don't expect a view - the side of the hotel that would have one is blocked by that giant Coca Cola sign. There is a view of one thing, though - the four other hotels you should have stayed at: the Sheraton, the W, the Westin and the Marriott Marquis.

This was a a "Ladies Cultural Excursion to NYC", and this was an amazing hotel to return to every night. It's the place to be, if you have theatre tickets. Walking distance from Broadway Theatres. Newly renovated, and they must have spent half of their nearly 50 million dollar renovation on mattresses and bedding. It was difficult to get out of bed each morning, but, since we were smack in the middle of Times Square, we had to get up and out and see the city. It is a great location. You are in the middle of everything.The staff is extraordinarily helpful and considerate. I've never been treated better anywhere else. They genuinely want to do to everything possible to make sure that your stay is perfect. When my bag was lost, they helped to find it and bring it to me. If you need a cab, they don't just find you a cab. They get a cab with a driver that they are familiar with...a driver that knows the city and knows how to treat you well. Room Service is amazing and fast.I can't comment on business services, because I didn't use them. I wish that I could comment on their gym, which I hear is amazing, but walking the streets of Manhattan is such great exercise that one doesn't need a gym. If you do choose this hotel, try Maxie's across the street. Amazing breakfasts, and really great and quick meals. I spend 4 nights and 5 days in this hotel and never had a single experience that wasn't great. I couldn't imagine staying anywhere else in the city.
