Marked by a landmark 125-foot tall thatch-roofed palapa, Fiesta Americana Condesa Cancun is a casually-elegant beachfront resort located in the main Hotel Zone of Cancun. It is approximately 10 miles from the Cancun Airport.Amenities include the broad white-sand beach, three tennis courts, beach volleyball, non-motorized watersports, gym, full-service spa, three Jacuzzis, and massive swimming pool, which cascades from level to level as it leads from the hotel lobby to the beach. There are several onsite restaurants, including Kambu for Mexican food, Los Almendros for traditional Yucatan Cuisine, Rosato for Italian cuisine, and Bar Splash for lighter fare on the beach. Drinks are served at the Lounge, the swim-up pool bar, and the Beach Bar. Other services include babysitting, a business center, an arcade/game room, concierge assistance, dry cleaning, free parking, gift shop, and boutique/beauty shop. Fiesta Kids Club offers complimentary babysitting and kids activities.The 502 rooms and suites offer private balconies, a/c, cable TV, premium bedding, native hardwood furnishings, coffeemakers, bathtubs, hairdryers, video games, and Internet access. Grand Class Rooms have preferred locations around the resort and feature large oversized private balconies with preferred ocean views. This property offers inclusive and non inclusive rooms (rooms that have All Inclusive in the room description). Inclusive Plan includes: Buffet breakfast or a la carte menu, Lunch, Dinner from Buffet or a la carte menu. Bellboys, maid, waiters gratuities,Open domestic Bar from 10:00 a. to 12:00 a. Your program begins at 3:00 p. on your arrival date, and ends at 12:00 p. on your departure. Slightly Disappointing Stay

I was not involved in the booking of our recent stay with the Fiesta Americana Condesa but I do know that we will NOT go back. The lobby is impressive. Not great but impressive due to the flooring, the roof and the open air. However, if you really look around, this place is on its downhill run. It is in serious need of a remodel. When taken to our 2 adjoining rooms you encountered that "Mexico Musty" smell when you took your first step inside the door. Figured I would kick on the AC to knock it out and turn on the ceiling fans. In one room the AC did not work and the other room the ceiling fan did not work. We asked for a change of rooms. I was given a key to go look at two rooms by myself. Found two rooms where the AC worked and the ceiling fans worked. Here are my thoughts: 1. Poor upkeep - lots of maintenance/repair neglect and obvious amateur patching up of needed repairs. 2. Pools (all of them) are in need of cleaning and better circulation. 3. Bar prices are too high. 880 pesos for an average drink drove us into town to secure our own. If this hotel is going to compete, it needs to do some major upgrading pretty soon. Cracked and missing tiles, missing handrails, cinder blocks thrown in planter boxes, mold and other problems are everywhere. The staff was nice and helpful and the morale seemed good. The place just needs a thorough going over with repairs and upkeep.

The Condesa was very clean and beautiful. The only complaint would be that the food in the on-site restaurants are a bit pricey. Especially the breakfast buffet. You'll get a better breakfast for your money. Other than that, the hotel was nice and I would definitely stay there again.

Honeymoon

We paid for the all incl. master king suite so we could have a hot tub on the balcony. Not only did it not work & was filthy - we dealt w/ 2 seperate rooms flooding, mold infestation and bugs all of the walls and bed. Hot tub did not work in either room . Bed felt like a box spring with no mattress. We were moved to JW Marriott for last night and came home 4 days early. Hotel staff was rude and has refused to credit us back for the 2 nights of stay duing which we had maintenance staff in and out of room at all hours. Locks on all balcony doors did not work and balconies are accessible from other rooms. The only positive about this resort was the food. I would not recommend this hotel to anyone as it seems it would not meet basic minimum health standards.

This hotel was nice, but not a 4 star hotel. The grounds are beautiful and the pool is amazing. All of the restaurants are extremely expensive. We got stuck sleeping in a full size bed the whole 7 nights because they did not have a king size available and that made our stay very uncomfortable. First room had a toilet that didn't flush and we had to move to another room. Rooms are decent, but I would not stay here again. It reminded me of a Motel 6. Our bathtub was dirty, there was mold and mildew in the room and when it rained our room flooded because it leaked in through the window. If you just want somewhere to stay to go and sleep it is a good place for that, but spend as little time as possible in the hotel room. the beach is so beautiful but it is rocky.

Honeymoon

I absolutely loved this hotel. It was exotic, romantic (although i was there with friends) and just breath taking. The staff was extremely friendly and helpful. The food was delicious, and ooooooooooooh those pina coladas..i miss them so. I would definately come back to this hotel, it could become my second home. This hotel is also extremely clean, the maids come to your room atleast three times a day, i was shocked. There is plenty to do in the area, aqua world being right across the street. And the staff is very helpful in helping you decided what activities you want to do for the day. All in all I highly recomment this hotel.

Would not stay here again

We had a fantastic time! It was our honeymoon and we couldn't have asked for a better place. Once they realized it was our honeymoon they upgraded our room and sent up champagne. DEFINITELY RECOMMEND
